More Americans are Using Real Estate Agents




More Americans are using real estate agents than ever before - Yes, even Millennials.


A new housing consumer study, shows a full 90% of consumers use real estate agents to buy and sell their homes.

Despite fears that Millennials are replacing real estate agents with technology, the study found that is not the case, and 91% of those ages 18 to 34 used real estate agents in their transaction. That number is slightly higher among Gen Xers, or those ages 35 to 44 years old, at 94%.

Compass’ October 2018 Real Estate Update




Home sellers in Marin County enjoyed double-digit-percent annual gains in October, as the median sales price rose by 16.0 percent to $1,450,000. Buyers paid 98.3 percent of original price, almost exactly the same as they did one year earlier.

Survey: Most Americans Think That the Housing Market Is Cooling





  • Seventy-five percent of respondents to a recent survey think that the nation’s housing market is beginning to slow.
  • More than 20 percent of Californians believe that the housing market is cooling, the most of any state.
  • Less than 40 percent of millennials who do not already own a home think that now is a good time to buy one.

Striking Apartment Building Is Made Up of 140 Shipping Containers

A design to revitalize Johannesburg’s downtown

We’ve seen shipping container buildings come in many many forms, and this one in Johannesburg, South Africa, is refreshingly straightforward. Architecture firm LOT-EK designed a six-story residential building from 140 upcycled shipping containers stacked on top of each other.



The architects split the complex into two sections-one blue, one green-that slant outward to create a triangular courtyard between them. Read full article @elizabethGkilgore

California Home Sales Plunged in September 2018



  • Home sales declined by 17.2 percent in California from September 2017, while the Bay Area and Southern California saw activity decrease by a respective 18.9 percent and 17.7 percent.
  • Slowing home sales reflect diminishing affordability and less buyer urgency rather than reduced demand.
  • The Bay Area saw the slowest annual appreciation in 15 months in September, while Southern California’s price growth was the lowest in more than three years.

How Long Will a Home Purchase Impact Californians’ Credit Scores?





  • The average American can expect their credit score to decline by 15 points after buying a home, with the total recovery time taking about 10 months.
  • San Jose and San Francisco homebuyers have exceptionally high credit scores but will need to wait roughly a year before their ratings return to normal.
  • Making on-time mortgage payments will help boost new homebuyers’ credit ratings, as will the diversification of their accounts by owning real estate.

As Prop. 10 looms, some landlords raise the rent





The Election Day showdown is still days away, but some rental industry experts say a push to expand rent control already is impacting a handful of Bay Area tenants.


Voters on Nov. 6 will weigh in on Proposition 10, which would repeal Costa Hawkins,  a 1995 state law limiting rent control. If passed, the ballot measure would open the door for cities to expand rent control to previously exempt properties — single-family homes, condos and apartments built after 1995. And cities would be allowed to impose vacancy control, which would prohibit landlords from raising rents to market rate after tenants protected by rent control move out.
